What am I purchasing?
You will own a share of the property located at 2700 Point Ln, Highland Park, IL 60035. This ownership share (whether personal or business) entitles you to one week of use at the property each year. Accordingly, you will be responsible for covering 2% of the total annual operating expenses for the house.
How is the timing of my one week determined?
You will bid on a specific week of ownership, generally running Wednesday at 4 pm through the following Wednesday at 10 am. Once purchased, you will own that same week annually, until such time you decide to sell your equity in the property.
How many people can join me in the house?
The house is currently configured with seven king-sized beds, along with plenty of extra space. We are looking into converting a third office back into a bedroom, to add two to four more smaller beds. To respect our neighbors and maintain a special, exclusive experience, we will limit the total number of guests to 20 people. You will be asked to provide a list of your guests one week prior to your stay, and onsite security will only permit those 20 individuals onto the property during your reservation. You’re welcome to invite your family, friends, and business associates to enjoy the property with you.
Can I host an event?
Yes! The estate is perfect for hosting private events, from game day gatherings to celebratory dinners. With its spacious design and luxurious amenities, it’s the ideal setting for creating memorable experiences with your guests. Your equity ownership enables up to 20 guests to stay at the property. Co-owners will have the ability to host larger events, subject to management approval, for an additional fee. We strive to be good neighbors and responsible members of the community, which includes avoiding loud music late at night and adhering to all other local regulations.

When is a Good Time to Stay in Chicago?

Can we take pictures and videos?
As an owner of the house, you and your guests are welcome to take pictures and videos while on the property, provided they are not used for commercial purposes. All owners will be required to sign an NDA, which means some reasonable restrictions will apply.
How is this different than a timeshare?
Both timeshares and co-ownership involve shared use of a property but differ significantly. Timeshares grant the right to use a property for a set time, often with limited owner input, high costs, and low resale value. However, co-ownership (whether personal or business), provides deeded ownership of a property share, offering more flexibility, owner control, potential property appreciation, and better exit options.
How is this different than Airbnb or VRBO?
Airbnb or VRBO involves one-time rentals where renters have no long-term stake in maintaining the property. In contrast, co-owners commit to spending one week each year at the property and paying their pro-rata share of the total expenses. As equity holders, co-owners treat the house with care and respect, aiming to preserve and enhance its value over time. This co-ownership model fosters responsible and respectful neighbors, which is not always guaranteed with short-term rental models.
What add-on opportunities exist?
To enhance your stay and create a one-of-a-kind experience, we offer optional curated add-on packages. These services may include luxury transportation to and from the airport or around town, valet parking, private chefs, fully stocked food and beverages, housekeeping during your visit, and pre-booked tickets to local events, among other tailored options.
Are staff included in the price of ownership?
Certain staff and services are included in the annual ownership payment shared by all owners. This includes security personnel, housekeeping at the conclusion of each stay, and property management. However, any optional add-ons such as additional staff, food, events, or amenities—will be at the sole expense of the owner selecting those services.
What do owners’ yearly dues include?
As an owner, you will be responsible for 2% of the property’s annual expenses. These expenses cover property taxes, groundskeeping, homeowners’ insurance, security, cleaning, utilities, pool maintenance, general maintenance and repairs, and property management. The total yearly expenses are estimated to be approximately $1,250,000, equating to about $25,000 per owner, annually.
How will you select co-owners?
Our selection process begins with contacting the highest bidders to qualify potential co-owners. All potential owners must meet the criteria of an accredited investor and provide proof of funds for the full bid amount. Once verified, they will be asked to sign a non-disclosure agreement (NDA) before proceeding to a meeting. If all parties are aligned, we will provide legal documents outlining the rights and obligations of co-ownership. At that stage, an earnest money deposit will be required, after which we can arrange a virtual tour of the property and an in-person meeting.
